Energy Performance Certificates

All buildings in the UK that are constructed, sold, or rented are required to have an Energy Performance Certificate ( EPC ) in accordance with the European Energy Performance of Buildings Directive. In the UK around 27% of the total carbon dioxide emissions come from domestic properties.

The EPC

Energy Performance Certificates provide information and ratings on your home’s current energy efficiency, and environmental impact in terms of carbon (CO2 ) emissions.
The certificate also shows potential ratings, should recommendations be implemented.

The EPC provides a standard rating, by grading the building based on an ‘A’ to ‘G’ rating system, with ‘A’ being the best and ‘G’ being the worst and ‘D’ being the average.

Each rating is a measurement of the performance of the building itself (such as cavity walls ), and its services (such as a boiler). It is not a measure of the domestic appliances within it.

The grading system means that all homes are measured using the same calculations, so the energy performance of one building can easily compared with another building of a similar type.

The ratings will vary according to the age, location, size and condition of the building. The potential rating on the certificate will take these factors into account, and the suggested measures will be tailored so that they are realistic for the particular building.

Recommendations

The certificate also includes a recommendations report, providing information about ways to improve the energy performance of the property. Recommendations include cost efficient improvements and further improvements (that achieve higher standards but are not necessary cost effective).

For each improvement, the level of cost, typical cost savings per year, and the performance rating after improvement are listed.

The potential rating shown on the certificate is based on all the cost effective recommendations being implemented.

Please note that recommendations in the EPC are optional. However, if you decide to implement them, in addition to reducing the environmental impact of carbon emissions, it could make your property more attractive for sale or rent by making it more energy efficient.

Conducting the Assessment

Carrying out the Assessment takes between 1 and 2 hours depending on the size of the property.

Upon arrival at the property access will be required to the following areas:

  • All around the outside of the property (for measurements and photographs)
  • Each room in the house
  • Access to the boiler and wherever the hotwater cylinder is
  • The loft
  • The electricity and gas meters

If access to any of the above is not obtained, this may have a detrimental effect on the energy rating of your property and it will not be 100% accurate.

Please also note the following:

  • If you are not present for the assessment, please be mindful that the assessment cannot take place if there are juveniles under the age of 16 in sole charge of the property.
  • Identification of services has to be obtained (such as a boiler type). Therefore it would be very helpful if documentation (such as a boiler service manual), are available.
  • Any information indicating the age of the property would also be appreciated.

After the Assessment

The EPC will be produced and lodged with the central register in 2 working days. It can then be retrieved and printed out if you wish by logging on to wwwhcrregister.com and entering its unique Report Reference Number.
